Application

  • How do I apply?

    Search our available units using the filter on the homepage or click on "availability" in the website footer. Once you find the apartment you're interested in, complete the application form with accurate information. Don't forget to attach the required documents before submitting them. Expect an approval confirmation or next-step email within 24-48 hours. It's that simple!

  • What documents to I need to provide?

    You’ll need to provide a copy of a government-issued ID (driver’s license, state ID, or passport) and proof of the school you’ll be attending in LA (admissions letter or current student ID). In case of being an international student, please provide a copy of your I-20.

  • Do I need a cosigner?

    A co-signer is needed if the applicant is under 18 years old. Co-signers will complete the same application process as the future tenant. Please be sure to select the “co-signer” option at the beginning of the application.

  • Is there a background check?

    Yes. To ensure the safety of our tenants, we run a criminal background check for all applicants.

  • How long does the application process take?

    After you receive the confirmation email that your application has been approved, you’ll have 48 hours to make the payment of the security deposit which will serve as a reservation for your bed.

Roommates

  • How is roommate conflict handled?

    Our regional managers will conduct a conversation with both parties to try to resolve the issue. If the issue cannot be easily resolved, Kapi Residences will consider other options, which may include relocation.

  • Do I need to find my own roommate?

    No. Kapi takes care of all roommate matching. 

  • How do I find out who I will be living with, and how can I contact them?

    If you'd like to connect with your housemates, please inform us. We can then share your contact information with them. It's important to note that we are not authorized to disclose other tenants' information without their explicit consent.

  • Can my friend and I move in together?

    Yes. You may apply together and request each other as roommates in the application. (Roommate requests are given based on availability on time of your desired move-in date).

  • How does Kapi do the roommate matching process?

    Residents are matched based on factors such as age, school and/or program they’re attending to the best of our abilities for the comfort of our tenants.

  • Do male and female students share the same apartment?

    No. All of our units are gender-specific for the comfort of our tenants. However, if requested upon application, a male and female can share a room together if both submit the request.

  • Can I have visitors?

    Of course! Visitors are allowed during the day but will have to leave the apartment by 10 p.m. No overnight guests are allowed.

Moving In

  • How do I check in?

    You will receive detailed move-in instructions 48 hours before your scheduled arrival date. To prevent any potential delays, please make sure that all outstanding balances on your account have been settled.


    For the move-in process, you will be provided with self-move-in instructions.  The specific details may vary depending on the community, but in most cases, the keys will be placed in a secure lockbox at the property where you will be staying. These instructions will include all the essential information you need, and a comprehensive video guide will be included to assist you throughout the process


  • Check-in time?

    The standard check-in time is at 3:00 PM. If you require an early check-in, please make a request. However, it's important to note that early check-ins are not guaranteed and are subject to availability. We will do our best to accommodate your request, but it's recommended to inquire in advance to explore the possibility.

  • How do I check in after hours?

    Please contact us to request an after-hours check-in. A staff member will contact you with further instructions. 

  • Does each student get a set of keys?

    Yes, each student is provided with one set of keys, typically including a key to the apartment unit, access to community amenities, and a mailbox key. It's important to note that the method of access may vary by property. Some properties use keyless systems, where students utilize an app for entry instead of traditional physical keys.


  • Should I inspect my Apartment when I move in?

    Yes, we encourage all tenants to fill out the move-in checklist provided when they first move into the apartment and note anything down that might need to be fixed so that our team can take care of it. 

  • I am moving soon and want to get a parking space. What are the steps that I have to take to reserve a parking space?

    Email help@kapiresidences to express interest. You'll receive a "Parking Information Form" to complete and submit. Spaces are first-come, first-served. Our team will email you with details, including pricing. Parking incurs a monthly charge.

  • Can I send a package before moving in?

    No, it is not advisable to send packages before your move-in date. To prevent any potential issues such as lost packages or delivery complications, we kindly request that you refrain from sending any items until you have arrived at the property.

For Parents

  • Are parking spots available?

    Yes. Parking spaces are available for a monthly fee. Students need to contact our team during their application process to request a parking space. Requests are honored if available.


  • Can we use financial aid to pay for housing in Kapi?

    The resident is responsible for making their rent payments and deposits on time and in full, regardless of how and when their financial aid is dispersed. If financial aid is dispersed to you after your rent is due, we suggest that you pay out-of-pocket and reimburse yourself once your financial aid disbursement is received.

Payments

  • How do I pay my rent?

    Online Portal or via check. You will be able to log in to your Kapi Tenant Portal where debit/credit card and e-check payments are accepted. Unfortunately, we do not accept AMEX or Discover cards. Transaction fees may apply for online payments.

  • What do I have to pay when submitting my application?

    The application is free. Once the application is approved, the student can pay the holding deposit to guarantee their place. The holding deposit will convert to a security deposit once a student moves in.

  • What are the move-in charges?

    Before moving in, the student needs to pay a one-time placement fee, parking charges (if applicable) and the first month’s rent.


  • What methods of payment are accepted?

    Our Kapi Tenant Portal facilitates global payments, including major credit cards, ACH, direct wire transfers to Kapi Residences' bank account, and the flexibility of personal checks, cashier's checks, or money orders. Please note that for personal checks, cashier's checks, or money orders, advance mailing to the Kapi Residences office is required. Choose the payment method that suits you best and ensure timely submission for mailed payments.

  • When do I get my security deposit back?

    You will receive your security deposit refund, minus any move-out charges, within 21 days of your move-out date. We offer the flexibility of choosing between a direct bank transfer or receiving a refund via check.

  • What if my move-in balance does not show on my portal’s dashboard?

    You may click the PAYMENTS tab and then the VIEW FULL ACCOUNT LEDGER section on your portal to see your full balance due for move-in. 

  • When should I pay my move-in charges?

    It is highly recommended that you pay your full balance of move-in charges at least 7 days before the move-in date. 

  • When is my rent due?

    Your rent is due on the 1st of every month. Please note that any payments made after the first of the month will be subject to late fees. 

  • Can I make monthly payments, or can I pay all at once?

    It depends. If your student’s lease agreement is for only one quarter, an advance payment for the quarter is required. However, if they have a longer lease term (semester or academic year), they can opt for monthly payments. Our Kapi Tenant Portal has a reminder option and an auto-pay feature to avoid late payments.

  • Do I need to have renter's insurance?

    Yes, you need to have liability insurance before the move-in. Please review the insurance section of your lease when obtaining the renter's insurance to ensure it meets lease requirements. Please send the certificate of insurance to insurance@kapirsidences.com 7 days before the move-in date. 

  • What do the tenants do if their amount payable exceeds the maximum amount allowed for a single transaction?

    They must submit multiple payments.

  • How does a tenant or homeowner enter a non-US billing address for a credit or debit card?

    The payer can enter their street address in the first address field, and their country's equivalent of state in the second address field.  The State/Province can be left unselected.  The city, zip/ postal code, and country fields are used the same as a US-based billing address.

  • Who do I contact if I have questions regarding my balance?

    You may contact payments@kapiresidences.com for any balance and payment-related questions. 

Life at Your Community

  • Are utilities and furnishings included?

    Yes. Utilities such as Electricity (up to a cap), trash, water, gas, unlimited internet, and complementary Netflix are included with Kapi. All of our apartments are fully furnished, including kitchen supplies, bedding, and others. (An inventory list will be provided before move-in).


  • Are there laundry rooms available?

    Laundry facilities are available in some units and/or the apartment building itself. Please contact our team directly to ask if the unit you’ll be placed at will have a washer and dryer available.


  • Is there housekeeping service?

    In some of our apartments, we do offer housekeeping services. If it is offered, it is noted as one of the amenities. 

  • Are pets allowed?

    We are pet-restricted communities. In case you have a service animal, please be sure to provide the requested documents during your application process.


  • Can I smoke inside the apartment?

    No. All of our apartments are smoke-free.

  • Are the amenities at my apartment community free?

    Yes, all the amenities listed on the property you applied for are included in your monthly rent.

  • Is there public transportation near the apartment community?

    Yes, transportation options are near all of our apartment communities. 


  • What if I don’t follow the rules and regulations?

    House rules reminders are sent but if issues continue you will receive a 3-day notice to quit and could potentially be evicted from your apartment.
